Why Have plans??

You will require a set of construction plans in order to obtain a Building Permit.

Additionally, having a set of detailed plans allows you to obtain quotes from builders and compare “apples to apples”.  You have the security of having a firm quote or accurate budget figure going into your building or renovation project so you can budget accordingly.  Neither you or your builder will have any unpleasant surprises.

Each step in the design process forces you to think about every aspect of your renovation ahead of time so you are not making costly changes on site as you go along.  This is truly the most economical and cost-effective way to build as the expense of a change on paper is a fraction of the cost to tear a wall down and re-build it.  “Winging it” without a plan is probably the most expensive way to proceed and both you and your contractor will be frustrated by the delays and scheduling problems that arise.

The cost of plans for your project is usually around 1.5% to 2% of your total budget.  However, a professionally designed and beautifully integrated addition or update can easily add a 10% premium to the value of your home.  The same can be said for an attractive and appealing new home.  Really, can you afford NOT to have an architectural design professional draw up your plans?
